The Steps to Follow When Starting a Construction Project

Before your city allows you to set up a building, local authorities have to ensure that you have to meet certain safety, environmental, and design standards to get a building permit. You will need the permits when handling first time constructions, extensions, and any other major changes, especially if they are at the ground level. Some of the projects that will need permits to include commercial fit-outs, residential buildings, garages and carports, swimming pools, water harvesting tanks, retaining walls, and fences.

Here are the crucial steps which you are supposed to follow to get the right licenses and permits to start a construction project in Perth.

1. Decide Between Certified and Uncertified Permit

You get to decide whether you want a certified or uncertified permit application. The certified permit is what you submit if you already have a private surveyor checking your building plan and specifications. The surveyor will complete a document that shows that your building modification plan complies with the building code and regulations. This application is vetted and decided upon in ten days. 

On the other hand, if you do not have a surveyor or other expert looking at the feasibility of the plan, you will apply for an uncertified permit. The government appoints a surveyor to check your site for compliance and responds to the application within 25 days. 

2. Understand the Specific Requirements to Meet to Be Certified

First, fill the permit application form and indicate if it is a certified permit you want or uncertified. Have architectural drawings of the site and floor plan of the entire project. Include setbacks, easements, the position of street trees, sewers, light poles, street damage, and other peripheral plans, which are part of the general building plan. If any other details might affect the issuance of the permit, such as termite presence, include it as an addendum. 

3. Understand How to Lodge the Application

Lodging the application is the last step of the process when you have all documents in order. You can hand in the application in hard copy and pay the lodgement money in cash or cheque. Note that the city government of Perth does not allow you to apply online via email.
